What’s in the guide
Your visa matters. Permanent residents are generally treated like Australian citizens by most lenders. If you’re on a temporary visa, your options are narrower — fewer lenders will consider you, and you may need approval from the Foreign Investment Review Board (FIRB) to buy property, depending on your visa and the type of property.
Deposit requirements. Temporary residents are often asked for a larger deposit than citizens or permanent residents — sometimes 20–30% or more, depending on the lender.
No Australian credit history yet? That’s common and not a dead end. Some lenders will look at savings history, or income and rental history from overseas, alongside what you’ve built up here.
Documents that help. Your visa grant details, passport, proof of income (Australian or overseas), and 3–6 months of savings or rental history.
We work with the Vietnamese community. We can talk you through the process in a way that makes sense whether this is your first home loan anywhere, or your first in Australia.
